Albion West End breaks ground: 30-story residential tower to rise in Central West End

Albion Residential and Clayco said they’d started construction work on Albion West End, 4974 Lindell Blvd.,currently a vacant lot owned by Koplar Properties and adjacent to the 36-story One Hundred Above the Park building, finished in 2020. Koplar Properties is partnering with Albion, of Chicago, on the project, which could be complete in summer 2027

Plans for the tower, to have 305 units, were first shared in 2022, but then it encountered delays as economic conditions shifted. Andrew Yule of Albion Residential said in July that the project has been able to advance because there’s more certainty in interest rates after previous rate increases; Clayco was added as the design-build firm and the project got support from Clayco founder Bob Clark; and a belief it would be foolish to walk away from the project.

Albion in documents filed earlier this year with a city development panel said costs for the $145 million Albion West End project have increased 10%, or about $13 million, since 2022, amid inflation.

Pacific Life Insurance Co. is providing a construction loan.

“We are thrilled to be a part of this team that persisted through numerous challenges and found a way to get this building started,” said Sam Koplar, president of Koplar Properties, in a statement. “It is personal to the Koplar family, as the Central West End has been the setting for so much of our family history for nearly a century.”
